6534 Hidden Creek Dr. Property Evaluation. SOLD.






This Shadowbrook home is on a quiet street about midway on the block. It's a one story, which makes it appealing to older and younger buyer segments. It's 3 BR, 2 bath 1,716 square feet on a 6,300 sq. ft. lot. It has a clean curb appeal with nice exterior paint in a neutral color. In the photo of the front of the home, they might have considered a different camera angle. The palm tree should not be the center of the attention in the first picture a buyer sees. The interior of the home is clean. The living room has an open and airy, contemporary feeling that most of today's buyers prefer. In my opinion, this property would have benefited greatly from professional staging. In the dining and family rooms, the furniture is outdated and somewhat cluttered. You may not agree with this from these pictures. But I look at a lot of homes and I see the look on my my buyer's face when they see a staged property. Even if they know it's staged, it's a big emotional boost for them.
Step into the kitchen and that's where the big value is in this property. It has custom cabinets, granite counters, and stainless steel appliances. The bathrooms are also very well done and certainly helped sell this house. My guess is they spent about about $90k on the kitchen and bath remodeling alone. The rear yard has a koy pond. Some buyers like them, some don't, it's a personal preference. The rear yard feels somewhat shallow (read: not very deep). That's one of the downsides of a one story vs. a two story home. The two story home takes a smaller footprint and in the same lot size will present a larger usable yard space.
Overall evaluation, this is a very nice home that sold in 16 days for $775,000 (listed at $809,000) because of the expensive kitchen and bath upgrades as well as the obvious quality school district. With a little more attention to merchandising, they may have been able to get more.
